Bouygues Construction starts renovation of Royal Monceau hotel

Bouygues Construction subsidiary Bouygues Bâtiment Île-de-France has started renovation of the Royal Monceau, a celebrated luxury hotel in Paris. The 36 million euro contract covers the first phase of works (1).


The hotel will be totally refurbished to provide a floor area of 14,000 sq.m. It will have 150 rooms plus a
spa/fitness centre, two restaurants, a ballroom, and a business centre. Architectural aspects are the responsibility of Didier Poignant (2) and design is by Philippe Starck.


The works will run for 18 months and will see as many as 500 staff on site at times. The Royal Monceau Hotel will open to guests again at the end of 2009.


This contract further illustrates Bouygues Construction’s knowhow in the construction and refurbishment of luxury hotels. In France, the Group’s contracts include the renovation of the Four Seasons George V in 1999 (3), the Grand Hôtel InterContinental in 2003, and Fouquet's Barrière in 2006. Work is currently in progress on the refurbishment of the Shangri-La (Avenue d'Iéna, Paris). In Monaco, the Hermitage was also renovated in 2002. Further afield, Bouygues Construction is building a number of luxury hotel complexes in the Caribbean, Russia, Morocco, Singapore, Dubai, and Hong Kong (see appendix).

Main luxury hotels built or refurbished by Bouygues Construction


In France


Shangri-La (Paris) - 2007/2009

Conversion of the Roland Bonaparte residence into a luxury hotel. Formerly the offices of Ubifrance, the French Agency for international business development, it has 108 rooms, half of them being in suites. The floor area of the rooms varies between 42 and 55 sq.m., and suites can be as large as 240 sq.m. The hotel will have two restaurants, a spa, an indoor pool, and a business club. A 700‑sq.‑m private garden will be built within the hotel.


Fouquet's Barrière (Paris) - 2005/2006

Conversion of three buildings into a four-star luxury hotel with 83 rooms and suites alongside the famous Le Fouquet's restaurant. The hotel achieves a very high level of comfort and relaxation, in large part through the spa centre in the first basement which has a pool, a Turkish bath, and a sauna.


Grand Hôtel InterContinental (Paris) - 2001/2003

Only the floors, loadbearing walls, façades, and roofs of the 19th-century ‘Haussmann’ building have been retained, for they were listed as items of historic interest to be preserved. The renovation consisted in structural works, installation and fitout of all the rooms and suites (enabling an increase in room size by reducing the number of rooms on the 42,000‑sq.‑m floor area from 515 to 484), together with finishing work and building services (automatic firefighting system, paintwork, etc.). The Café de la Paix was reinstated to its original size, and its ceilings, also listed as being of historic interest, have been fully restored.


Hôtel George V (Paris) - 1998/1999

Refurbishment of one of the most prestigious of all Paris hotels. Bouygues Bâtiment Île-de-France rebuilt 100% of the building framing dating from the end of the 1920s. On a floor area of 45,000 sq.m the hotel has 245 rooms (including around fifty suites), reception halls (the largest being 600 sq.m in size), a Turkish bath, a jacuzzi, and a swimming pool. Bouygues Bâtiment Île-de-France removed asbestos from the old building and carried out structural work as well as finishing works and installed building services and equipment. Located in a luxury tourist part of town, the hotel stands between two others that stayed

open throughout the works period. The project had to contend with the difficulties of a cramped site and had to reduce noise, especially when FIFA World Cup football matches were taking place.


Hôtel Hermitage (Monaco) - 2002

The renovation of this luxury 4‑star ‘Belle Époque’ hotel (a listed historic monument) involved refurbishing around thirty rooms, the Beaumarchais lobby (including creation of a lobby bar), a cupola, and the kitchens. The addition of two extra storeys means the number of rooms could be increased from 265 to 337.



Internationally


Cuba: construction of several luxury hotel complexes (Varadero and Cayo Santa Maria)

Bouygues Bâtiment International has been working in Cuba for close to ten years and in that time has built more than a dozen hotel complexes, in Varadero, Cayo Santa Maria, and Holguin, for example, becoming the country’s leading luxury hotel builder. Bouygues Bâtiment International has built more than 6,000 rooms. Further projects with close to 5,000 rooms are on the drawing boards.

The Punta Madruguilla hotel (Cayo Santa Maria), the last contract won by the Group, is a superior 5‑star hotel with 104 luxury suites located on an exceptional site that boasts three private beaches. It will be run by Spanish hotel operator Mélia.


Marriott Sky City Hotel (Hong Kong) - 2006/2009

Under a PFI (Private Finance Initiative) contract Bouygues Bâtiment International has been appointed to design and build a 5‑star hotel with 658 rooms and suites and then to operate it for 40 years. The 50,000‑sq.‑m hotel is in the airport zone, near the Asia World-Expo exhibition centre.


Royal Mansour hotel complex (Marrakech, Morocco) - 2006/2008

Turnkey construction of a 37,000-sq.-m hotel complex of outstanding splendour in the historic centre of Marrakech. The complex comprises 53 riads (accommodation units designed as traditional Moroccan houses, laid out on narrow streets as found in Moroccan medinas) surrounded by luxurious Andalusian gardens, a spa, a lobby, and three restaurants. The complex is surrounded by walls and monumental gates similar to the city ramparts. The exceptional luxury of the hotel combines modern services and equipment with traditional Moroccan handcrafted finishes.


Hyatt Hotel (Ekaterinburg, Russia) - 2006/2008

Construction of a 20‑storey, 31,698-sq.-m luxury hotel with 297 rooms. It has restaurants, a tea lounge, bars, a 6,758-sq.-m ball room, and 3000 sq.m of grounds.


Ritz Carlton Hotel (Dubai, United Arab Emirates) - 2005/2008

Under a joint venture with local Abu Dhabi contractor Target Engineering Construction, Bouygues Bâtiment International is building a 5‑star Ritz-Carlton hotel. The hotel complex is at the centre of the International Financial Centre, in a tax-free zone. It has 340 rooms and suites, 124 serviced apartments, 323 luxury apartments, 3 restaurants, several conference halls, ballrooms, sports facilities, etc. The décor will combine modern and traditional Mediterranean design.


Mandarin Oriental (Hong Kong) - 2006

As part of the project for reconfiguration of the legendary Mandarin Oriental, built in 1963, as a luxurious 502‑room hotel, Bouygues Bâtiment International was appointed to renovate all the building services and equipment (air conditioning, electricity, fire systems, and plumbing).


Fullerton Square (Singapore) - 1998/2000

Built in 1928 and serving for many years as the General Post Office, what was formerly known as the Fullerton Building lies right in the centre of Singapore. It is now a 405‑room 5‑star luxury hotel. An office block, One Fullerton, has been built opposite the hotel, on reclaimed land. With the exception of the third-floor ballroom, the Fullerton Building was entirely gutted and rebuilt. The façades were completely restored.
