Property development
Develoment strategy
Four key priorities
Bouygues Construction remains focused on four key areas for development which are complementary to its core professions: electrical contracting and maintenance, public-private partnerships and infrastructure concessions, property development, and business expansion in Europe.
Electrical contracting/maintenance
The electrical contracting and maintenance businesses give Bouygues Construction complementary business cycles that generate recurring revenue. Their development is grounded in ETDE’s strong organic growth and an external growth strategy – 55 acquisitions since 2001 – seeking to extend territorial coverage at the same time as acquiring new technical competences.
Property development

Property development contributes significantly to Group sales: in 2007, specialist subsidiaries Sodéarif in the Paris region, Cirmad in the French provinces and in Spain and Belgium, along with Losinger and Marazzi in Switzerland broke the symbolic one billion euro sales barrier. The Group’s property development companies provide their customers with varied products and a full-service offering incorporating finance, construction, operation and management with support from subsidiaries specialising in facilities management (Exprimm and Ecovert FM) and asset management (Advalys).
Public-private partnerships/Infrastructure concessions

PPPs and transport infrastructure concessions are long-term contracts that allow a public authority to enter into an agreement with a private partner to finance, design, build, maintain and operate a project in return for an annual rent and service charge. Bouygues Construction has developed expertise in this area over many years, both in France and internationally, in particular on projects such as hospitals, schools and transport infrastructures. They enable the Group to be awarded large-scale construction contracts and, following handover, to benefit from recurrent long-term operating income.
Growth in Europe
Europe offers significant business potential, largely because of the infrastructure needs of countries that have recently joined the EU. In 2007, the Group further stepped up its external growth in Europe with the acquisition of a number of major players: Warings in the UK, Mibag in Switzerland and Karmar in Poland. Expansion has also resulted from the organic growth of some of the Group’s international subsidiaries, such as Bouygues Romania and Bouygues UK.
