Bendor Island

Bendor Island has undergone a major transformation aimed at adapting the site to contemporary uses whilst respecting its heritage. Designed by Hardel Le Bihan Architectes and interior-designed by Zannier Hotels, the project involved the restoration, renovation and construction of 25 buildings, covering a total area of 28,000 m². It now features 93 rooms spread across the pine forest, the harbour and the shoreline, eight restaurants and bars, a 1,200 m² spa, an artisans’ square and a concept store, as well as areas dedicated to families and sporting activities.

Accessible only by sea, the construction site was organised entirely via sea transport, with up to 40 trips a day. Every material, piece of equipment and item of waste was therefore transported by boat, requiring exceptional logistical organisation. This system made it possible to coordinate simultaneous operations across the whole of the island, involving an average of 200 people (up to 500 during peak periods), whilst keeping to deadlines and minimising disruption.

The project faced technical challenges linked to the nature of the site: heterogeneous rocky soils, the presence of groundwater at shallow depths, and the deteriorated condition of certain structures exposed to maritime conditions.

The project was carried out in accordance with stringent environmental standards: nearly 25,000 tonnes of excavated material were reused on site, 90 per cent of the materials were recycled, and a seven-stream waste sorting system was implemented.
