A state-of-the-art nursing home in Le Bouscat

Located in Le Bouscat, near Bordeaux, the Les Balcons de Tivoli nursing home underwent a complete renovation aimed at creating a care facility for dependent seniors that addresses the challenges of aging and meets contemporary expectations regarding quality of life.

Carried out under a Global Performance Contract, this project, spanning over 11,000 m², places the resident at the center of the architectural and functional design, with a priority given to private rooms, comfort, and safety.

The facility, which is medicalized and equipped with comprehensive services—including an on-site pharmacy, dining services, laundry, and a center for adapted activities and care (PASA)—was designed as a fully-fledged living environment.
The layout of the spaces promotes independence, a friendly atmosphere, and closeness among residents, families, and care staff.

Replacing an old building that had become unsuitable, this new facility aims to provide a modern and sustainable environment capable of meeting the evolving medical and social needs of the region over the long term, while improving working conditions for staff.

A community space that’s open to the city and intergenerational

The architectural design is inspired by a “village center” concept, aiming to recreate a warm, home-like atmosphere rather than an institutional environment.

The common areas, circulation spaces, and landscaping encourage social interaction and openness to the outside world, with the goal of integrating the facility into the life of the neighborhood. This approach aligns with the vision of a “retirement home of the future,” fostering intergenerational connections and the psychological well-being of residents.

The design also incorporates technological and smart-home solutions intended to enhance daily safety and comfort, while ensuring the building’s efficient and sustainable operation.

The construction and energy choices aim to achieve a high level of environmental performance while maintaining quality of use. Conceived as a true green lung within the community, the facility will contribute to sustainably improving care conditions for dependent elderly residents and enhancing the area’s medical and social appeal.
