Interview of the month : Maxime Nade

Maxime Nade, Investor Business Developer at Elan, presents the Heart City offer
l'interview shared innovation

What does the Heart City offer consist of ?

Heart City is the result of reflection on the intensity of use of sites in urban areas. We have seen a clear trend towards the under-utilisation of square metres and the sharing economy. Heart City’s proposal consists in maximising the use of square metres, by intensifying the chronotope of the site, where one use corresponds to each time period. Thus, the terrace of a building, a reception hall, an auditorium or an inter-company restaurant may play host to several activities at different times, enabling owners to take advantage of potential goodwill and providing tenants with services. Heart City proposes a comprehensive offer that includes the realisation of design studies, the implementation of site adaptation work and the operation of services. Partnerships created with incubators and start-ups promote the continuous monitoring of these new services. The offer is characterised by the rotation and diversity of the services offered, which are divided into major groups: personal services, pop-up retailing, art and culture, pop-up catering, comfort and well-being, etc. These services are selected depending on the profiles of the various sites (location, surface area, existing use, occupation, etc.).

How will the offer change the daily lives of city dwellers and the users of the sites concerned ?

Heart City will simplify the daily lives of the people using these sites, by giving them access to an improved, diversified local offer. The renewal and rotation of services will enable a wide range of needs to be met. Beyond this, the offer is profitable to other players. For investors, it is a means of increasing the value of their assets, by improving their profitability through additional rental income. For their part, cities are aware of the opportunities to revitalise their public spaces and neighbourhoods.

What are the next steps in the deployment of Heart City and what are the prospects for Bouygues Construction ?

Created by the BHEP (Positive Economy Hybrid Building) Group launched in 2015 by Bouygues SA, the Heart City project received the support of the selection committee in 2016 to continue its development over 12 months. An initial development phase lasting until June 2017 should enable us to create tools (digital platform, regulatory calculation and CAPEX) and launch Test and Learn operations with our regular owner customers (Test and Learn is a method used to quickly and regularly measure the relevance of a topic). Ultimately, we want to make Heart City a recognised urban service operator brand and market leader, a High-Quality Usage brand labelled Bouygues Construction. Our goal is based on close relationships with investors, whose needs we understand well. Alongside the Open Innovation teams, we meet and select start-ups who provide innovative and distinctive services for our offer. We capitalise on these numerous relationships to sustain not only Heart City but also the whole Group!
