42 modular timber homes delivered in record time in Arras
Bouygues Bâtiment Nord-Est has completed the Madeleine Didier housing development in Arras, a scheme comprising 42 social housing units spread across five buildings, for Pas-de-Calais Habitat. This project is part of a shared commitment to providing sustainable, comfortable housing that can be delivered quickly, whilst minimising the environmental impact of the construction site.
To meet these challenges, Bouygues Bâtiment Nord-Est implemented an off-site modular timber construction method, based on the factory prefabrication of 65 timber modules, designed by Moon architectures and manufactured by the industrial firm TH. The modules, delivered fully finished, were then assembled on site according to a meticulously planned schedule, minimising disruption to local residents and optimising safety and the quality of workmanship.
The first module was installed in June 2025. Thanks to the industrialisation of the process, the first handover took place as early as December 2025, with full handover in January 2026, meaning just seven months elapsed between the installation of the first module and final handover.
Beyond the speed of construction, the Madeleine Didier residence stands out for its environmental performance. The project incorporates 60% bio-based materials and has a carbon footprint of 450 kg CO₂/m³. The energy performance of the homes achieves Grade A, anticipating the requirements of the RE2020 environmental regulations due to come into force in 2028.
