An intergenerational and sustainable urban neighborhood
Côté Parc in Petit-Saconnex, Geneva, is a model of urban regeneration and intergenerational living. Developed by Losinger Marazzi—Bouygues Bâtiment International’s Swiss subsidiary—in partnership with Maison de Retraite du Petit-Saconnex (MRPS), the project revitalizes the MRPS estate with a balanced mix of housing, community facilities, and open spaces. Through the elevation and extension of two existing buildings and the construction of two new ones, Côté Parc creates 216 rental apartments, a nursery, a new restaurant for MRPS, and a 99-room aparthotel. These spaces are designed to foster interaction between generations, integrating senior residents into the life of the neighborhood and encouraging social exchange.

Environmental excellence & community wellbeing
Sustainability is central to the Côté Parc development. Nearly 90% of the neighborhood’s energy demand is met by renewable sources, including heat pumps and rooftop photovoltaic panels. All parking spaces are located underground to ensure safe and pleasant pedestrian and bicycle movement throughout the site. The project’s landscape concept revitalizes a 5-hectare park, opens it to the public, and boosts biodiversity with the planting of over 90 trees of various species. New walking paths and outdoor furniture enhance residents’ quality of life. The mixed-use neighborhood, developed in collaboration with three architectural firms, ensures a harmonious urban identity while providing high-quality, affordable housing and community spaces. The project was built in an occupied site, with particular attention to the comfort of all residents and the smooth operation of the retirement home throughout construction.
