A program promoting social diversity and intergenerational interaction
Linkcity and its architectural partners TVK, AZ Architectes, and OLM Paysages have designed a new living space that promotes diversity: urban diversity with a mix of housing, offices, shops, services, and gardens; social and intergenerational diversity with a range of housing options including senior residences, social housing, intermediate housing, and home ownership.
A vast urban regeneration project, “L'Eveil de Flaubert” covers a 1.6-hectare site close to the city center and the Seine, enjoying a privileged location and panoramic views of the city of Rouen and its surroundings.
The first phase of work, completed in June 2023, involved the creation of 26,000 m² of floor space:
- A senior residence managed by Réside Etudes with 92 apartments
- 30 social rental units for the social landlord Rouen Habitat
- 40 intermediate rental units for CDC Habitat
- 94 homes for first-time buyers, including 84 homes marketed by Sogeprom and iSelection and 10 homes sold at controlled prices
- An eight-story office building of approximately 9,000 m² for Alderan and Banque des Territoires, BBCA-certified and BREEAM VERY GOOD-certified
- Local shops located on the ground floor
