Giving a second life to a Haussmann-style
building

Built in 1866 in the heart of Paris's 9th arrondissement, this real estate complex comprising three Haussmann-style buildings bears witness to the capital's architectural richness and its ability to evolve with changing uses. Brought together in the early 2000s to house the Benetton brand, the buildings then stood vacant for five years before being acquired at the end of 2019 by OPCI Diversipierre.
This acquisition marks the starting point for an ambitious restructuring project aimed at breathing new life into this heritage complex while repositioning it on the market with contemporary, high-performance, and attractive spaces.

The project is based on a mixed-use program of retail and office space, designed to meet new standards of use. The commercial spaces are spread over four floors of approximately 475 square feet each, totaling nearly 19,500 square feet, offering natural light, flexible layout options, and everyday comfort for users.

On the ground floor and basement, the commercial spaces, co-designed with retail specialists, total approximately 1,500 m² of modular space on three levels. The spatial organization favors an open-space boutique feel, characterized by fluid pathways, generous volumes, and enhanced visual transparency from the public space, promoting commercial attractiveness.

A sustainable and effective transformation

Beyond functional redevelopment, the project is part of a demanding environmental approach, incorporating concrete circular economy solutions to reduce the building's carbon footprint.
The project includes 440 m² of wooden flooring, the integration of 1,350 m² of reused raised flooring, and the use of low-carbon concrete for more than 80% of the work carried out, representing approximately 850 m³.

This responsible approach is accompanied by ambitious certification objectives, with a BREEAM Very Good rating targeted for retail spaces and HQE Bâtiment Durable Excellent (Excellent Sustainable Building) and BBC Effinergie Rénovation (Low-Energy Renovation) ratings for offices.

This restructuring thus illustrates a virtuous transformation of use, where environmental performance, architectural quality, and heritage enhancement combine to restore the splendor and sustainability of a Haussmannian complex that is emblematic of the Parisian landscape.
