Camille du Gast: an urban regeneration project in Douai
Located in Douai (59), the Camille du Gast development was completed by Bouygues Bâtiment Nord-Est on behalf of CDC Habitat and Norevie. Developed by Linkcity, this residential project transforms the former Renault industrial site into a complex of 136 homes spread across four buildings, contributing to the urban regeneration and enhanced appeal of the Douai area.
Designed in partnership with local stakeholders, the project is part of an approach to affordable and sustainable housing. It also demonstrates significant local value creation, with 100% of subcontractors based in the Nord department or the Hauts-de-France region. The site’s redevelopment incorporates an ambitious environmental dimension, with the planting of 900 trees and shrubs and the creation of an urban micro-forest, offering a true oasis of nature in the heart of the city.
The buildings are distinguished by their warm, high-quality architecture, alternating between render, cladding and openwork timber panelling. All feature waterproofed roof terraces, individual gas heating systems and an all-concrete design ensuring the durability of the structures and acoustic comfort for residents.
The Camille du Gast project is one of the pilot schemes incorporating the Bryck approach, led by Bouygues Construction in partnership with Dassault Systèmes. The use of a digital twin and 2D and 3D industrialisation modules, designed for off-site prefabrication and on-site assembly, has optimised the project’s design, fabrication and implementation, contributing to the evolution of construction methods.
In Douai, this project demonstrates Bouygues Bâtiment Nord-Est’s ability to transform an industrial wasteland into a sustainable, high-performance living space that is fully integrated into its surroundings.
