A new benchmark in sustainable urban living
Eglantine eco-district is an ambitious urban development at the heart of Morges, covering nearly 40,000 m² close to the train station and city center, led by Losinger Marazzi SA, Bouygues Bâtiment International’s subsidiary in Switzerland. This project overcame significant urban and land-planning challenges to create a vibrant, sustainable neighborhood. Developed through a participatory process involving the future residents, the district brings together architectural diversity and a strong focus on social and environmental responsibility.
Comprising 13 buildings, the project delivers 473 apartments of varied types, combining rental and owner-occupied units. A central public square offers amenities such as daycare, fitness center, tearoom, organic grocery, and kinesiology practice, contributing to the lively community life.

A model for sustainable, connected living
Eglantine is a model for eco-districts, designed to promote community life, urban biodiversity, and sustainable resource management. Landscaped public spaces, community gardens, and orchards foster interaction and well-being. The entire district is connected to 100% renewable energy with no fossil fuels, uses open rainwater management systems, and maximizes energy efficiency (Minergie-ECO, Minergie-P-ECO). Smart Living services—such as connected laundry rooms and parcel lockers—enhance daily comfort, and active mobility is encouraged with generous bike facilities and pedestrian connections.
The buildings vary between four and six floors, and showcase architectural diversity with prefabricated concrete panels, wood cladding, rockpanel, stone, and distinctive loggias. Completed in just three years, the project is a testament to Losinger Marazzi AG’s expertise in large-scale, collaborative, sustainable construction.
